Kynance Cottage was listed by the former Department of Environment in August 1983 as Grade II, of special interest. The listing dates the cottage to the 18th century and it is built of cob, a mixture of clay, lime and a bonding agent such as straw, which has then been colour-washed; it has a thatched roof. The cottage comprises one storey with attics and has a 20th century porch.

The Rating and Valuation Act 1925 specified that every building and piece of land in the country was to be assessed to determine its rateable value. The valuer visiting the cottage [DV1/C211/28] found it was owned by H T Bull and occupied by Mrs Freeman whose rent was £4 per annum.

The cottage comprised a living room, a kitchen and two bedrooms.the valuer commented: “Bad rooms in roof. Very narrow”.  An old cottage in the grounds was used as a store and had one room upstairs and down.
